This powerful quote drives everything we do at The Real Estate Collaborative (REC). Since founding REC in early 2023, our mission has been clear: to reimagine the real estate brokerage in a way that truly centers on the consumer experience and addresses some of the long-standing challenges in our industry.

One of the biggest issues we see is the traditional commission structure. Typically, Realtors only get paid when a deal closes—and often, the payment comes days after closing through their Broker. This setup creates a perverse incentive: Realtors may feel pressured to “chase” deals to closing, sometimes prioritizing the transaction over the client’s best interests. It’s human nature to want to be compensated for your work, but this dynamic can unintentionally shift focus away from what really matters—serving you, the client.

Think about the unpredictability of real estate: a buyer might search for months, even years, to find the perfect home. Sellers might change their minds due to life circumstances like job changes. When deals fall through or plans change, Realtors and Brokers often receive no compensation despite the time and effort invested. This risk is often cited as a reason for high commissions, but is there a better way?

At REC, we believe there is. That’s why we offer every client a Retainer Fee Option—a non-refundable, upfront fee paid at contract signing. This approach aligns our incentives with yours from the very beginning. So far, about 90% of our clients have chosen this option because it can save them between $1,000 and $2,500 in total fees. Of course, if you prefer the traditional model where fees are paid at closing, that option remains available. REC is all about providing choices that empower you.
